Comparative Market Analysis Explanation
__________________________________________________________________________________________________________________
The term “market value” is defined as the most probable price which a property should bring in a competitive and open market or normal conditions for fair sale.
To assist you in determining the correct asking price, we will provide you with a comprehensive market analysis of comparable properties that have been recently offered for sale in your area.
This analysis is based strictly on homes that can be considered similar to yours. The Comparative Market Analysis (CMA) is divided into
three categories:
1. ACTIVE LISTINGS
Similar properties that are currently listed show what alternatives a serious buyer has to choose from.
2. SOLD LISTINGS
Similar properties that have recently sold shows what buyers have been willing to pay for homes similar to yours in today’s market.
3. EXPIRED LISTINGS
Similar properties that have failed to sell shows what buyers have not been willing to pay for homes similar to yours.
By carefully studying the comparable property locations, features, and terms under which they are offered, we can develop a clear picture of the potential market for your property and a fair listing price.
